OVERVIEW

Marcus & Millichap, a real estate investment firm, was moving into a new office building owned by NRI in Columbus’s Arena District. Lehman Daman took the clean shell to a finished, client-ready office.

CHALLENGES

M&M had a firm move-in date, but faced long material lead times. Lehman Daman worked proactively and collaboratively with NRI, M&M, subcontractors, and suppliers to understand lead times and bring creative solutions to the table, such as substitutions or temporary fixtures. For example, L/D found out that glass front doors had a shorter lead time than the original wood doors that were chosen, so M&M could switch products. With lighting backordered, L/D used temporary fixtures.

L/D’s adaptability and communication got M&M their temporary Certificate of Occupancy (CoO) on time. As additional materials came in, L/D continued to work around M&M, and the project could be completed as designed.
