OVERVIEW

FST Logistics hit a ceiling with a key customer. Their client wanted to expand the relationship, but FST was physically out of cold storage space to adequately serve them. To respond, FST needed to carve out about a 30,000 SF cooler inside of an existing 300,000 SF warehouse they were already leasing in what they called their first ever “box-in-a-box” project. FST hired Lehman Daman as their design/build contractor to solve the problem.

CHALLENGES

FST’s building wasn’t built to accommodate the equipment required to keep the space cold. Lehman Daman began by working to understand the physical needs of the equipment, along with the limitations of the building. Structurally, this meant the building would need significant steel reinforcement to support the suspended ceiling for the cooler and the new mechanical units that would be placed on the roof. To power these new super-sized HVAC systems, new electrical service had to be brought to the building to run on a dedicated gear.

The cooler panels that were to be erected presented a logistical challenge. The rest of the warehouse, dedicated to dry storage, remained operational while the cooler was being constructed. The panels to enclose the cooler were very large and required deliberate planning and coordination with FST to ensure operations were not disrupted during their install.

The project was completed successfully ahead of schedule by one week and under budget. Our relationship continues after this first project as FST recently rehired Lehman Daman to perform further capital improvements at this facility.
