Our experienced Estimating team carefully evaluates each project to determine the optimal breakdown of bid packages. In order for subcontractors to be eligible to work on our projects, they must be able to pass our rigorous subcontractor pre-qualification process.

At Lehman Daman, we purposefully do not self-perform any major trades. This approach allows us to secure the most competitive pricing for our clients by leveraging a broad and highly qualified network of local subcontractors. Our relationships with trusted companies across Central Ohio give us a distinct advantage in attracting the right partners for every project, something that can be challenging for firms without deep local roots.

- Project ManagementDelivering projects on time and within budget requires complete control and the right mix of people, processes, and technology. At Lehman Daman, our project management approach combines these elements to keep every job on track. Our project managers maintain constant communication with owners, design partners, and subcontractors. Weekly on-site meetings cover safety, two-week scheduling lookaheads, cost updates, and open issues – ensuring transparency and proactive problem-solving. All key decisions are documented and shared through our project management platform, Procore, giving all project stakeholders real time access to critical information and progress updates.
- Safety ManagementSafety is everyone’s responsibility. Our ultimate goal is simple: zero incidents so every employee, customer, and subcontractor goes home in the same condition they arrived.To support this commitment, we provide comprehensive training, including OSHA 30-Hour certification, CPR/AED/First Aid and Drug-Free Workplace programs. Safety isn’t an afterthought, it’s integrated into every phase of construction through weekly planning meetings, subcontractor safety plans, detailed site logistics, and regular safety audits. Daily inspections are conducted by our project superintendents while monthly audits are performed by over 30 trained safety auditors, including senior management.
- Quality ControlQuality control starts long before construction begins. Our project planning process lays the foundation for effective quality control by building the project on paper before work starts in the field. This approach helps us anticipate challenges and prevent issues before they arise. We also have the ability to collaborate with the Rudolph Libbe Group’s Virtual Design & Construction team to improve design and provide faster project delivery while eliminating costs and schedule impacts. We have utilized technologies such as drones, Building Information Modeling (BIM) and Advanced Grade Technology (AGTEK) on our projects.Lehman Daman relies on experienced field staff and proven processes to maintain high standards throughout every phase. During construction, our quality control measures include pre-installation meetings, thorough field inspections, and detailed reviews of subcontractor submittals. Our quality control process is built to protect your investment, reduce risk, and prevent costly delays.

Choosing the Right Delivery Method for Your Project
Every project is unique, and the right delivery method can make all the difference. At Lehman Daman, we offer three proven approaches: Design-Build, Design-Bid-Build, and Construction Management At-Risk (CMAR). Our team works closely with you to understand your priorities and recommend the method that best aligns with your budget, schedule, and overall business goals.
Design-Build
Design-Build combines design and construction under one contract, so the team that’s designing your project is the same one responsible for building it. This allows for real-time feedback between the architect and contractor as pricing, constructability, and schedule are reviewed as the design evolves. This approach delivers projects on a predictable schedule and budget by aligning the design team and contractor from the start, minimizing the risk of delays and cost overruns.
Design-Bid-Build
Often called the “traditional” or “Plan and Spec” method, Design-Bid-Build involves separate contracts with a design team and a general contractor. This approach clearly defines roles, but it can extend timelines since design must be finalized before selecting a contractor. Costs may also increase if design changes are required once construction begins due to the contractor’s input coming later in the process.
Construction Manager at Risk (CMAR)
In CMAR, the construction manager acts as the owner’s representative throughout design and construction while assuming project risk, usually under a contract with a Guaranteed Maximum Price (GMP). This method offers collaborative planning and cost certainty.
